Our Story

Gary Mull founded Providence in 2002 with a seasoned team of industry leaders who possessed a passion for providing a unique and more effective approach to the retail real estate industry. The combined experience of the team is obvious, but the integrity and care provided to each client engagement is what really sets this group apart.


Providence Investment Properties, LLC

The formula is simple. The difference is in our people. We have experienced tremendous success by creating strong relationships and being proactive in our efforts. This may sound too straightforward, but don't underestimate our time tested approach. We develop and maintain strong connections with tenants, brokers, property owners, partners, and communities as well as national and regional retailers. Then, we identify opportunities to acquire, entitle, develop, or redevelop retail properties; to build a quality development that satisfies every need and achieves the value based results desired by the tenant, community, and our partners. Providence Property Management, Inc.

As a direct extension of our development operations, we launched Providence Property Management, Inc. for the purpose of providing services to successfully operating centers as well as asset management solutions for those owners facing unique challenges. Whether you are a property owner confronted with underperforming tenants or a lender possessing a property you never intended to operate, we can supply the right asset management solution for you.

A large part of our approach is to operate each property from an owner's perspective. This allows our team to fully understand the distinctive needs and goals of each client, partner, and all fiduciary relationships. We always strive to protect and maximize the value of our client's real estate assets by having the insight to prevent problems as well as solve them.
